Live – Shones Lane Residential Development, Llay
A new residential development on behalf of First Choice Housing Association at Shones Lane in Llay, Wrexham has transformed a redundant former Co-op site into a high-quality apartment block comprising four self-contained, energy-efficient homes.
Delivered adjacent to a live main road and in close proximity to neighbouring residents, the scheme required careful planning, considerate working practices and robust traffic management to ensure safety and minimise disruption throughout the programme. Proactive communication with local stakeholders was maintained at every stage, ensuring the works progressed smoothly within a constrained and sensitive setting.
The development involved the full demolition of the existing structure, followed by the construction of a new purpose-built apartment building. Key elements of the works included:
- Site clearance and demolition of the former retail unit
- Installation of new surface and foul water drainage systems
- Construction of a reinforced concrete raft foundation
- Erection of a timber frame superstructure
- Installation of integrated solar PV systems
- Full internal fit-out and external works
Despite access constraints and complex drainage considerations within a densely populated area, the project was delivered safely, efficiently and in line with programme expectations.
Designed with sustainability at its core, each of the four apartments incorporated integrated solar PV panels to improve energy performance and reduce long-term running costs for residents. The scheme provided much-needed, modern and accessible homes within the local community, supporting regional housing demand while enhancing a previously underutilised site.
The completed development represented a positive investment in the future of Llay, delivering high-quality, energy-efficient homes that will serve the community for years to come.
